During your holiday at the farm Formsunhof, you will not miss out on any living comfort. The typical South Tyrolean furnishing style and the many accessories placed with love give you a feeling of welcoming warmth and radiate a cosy living ambience. Modern amenities such as a dishwasher and laundry facilities, a kettle, a coffee machine, a microwave, and satellite TV are available. Soft towels and bed linen are included in the price. Depending on the apartment you choose on our farm, you will find either one or two double rooms. Each apartment has one or two spacious bathrooms with shower, bidet, and WC as well as a pull-out couch. On request, every morning we serve you a breakfast basket with delicious rolls, cold cuts, jam, butter, chicken eggs and quail eggs, natural yoghurt, homemade juices, and fresh milk. We will be happy to fulfil also other culinary wishes. There is also the possibility of a bread delivery service. On request, we also prepare a typical South Tyrolean “Marende” (afternoon snack).

… and not only in the fireplace! Our holiday apartments at the farm were build using plenty of wood. Inside, the spruce wood radiates a warm and cosy living flair. The furnishings are also mainly made of spruce wood and thus harmoniously embellish our holiday apartments in Castelrotto.
Conditions & Info
Rates & Discounts
The above mentioned prices are valid for a stay of at least 4 nights per apartment and night.
For each additional person we charge 20 €/night.
The rooms Anemone and Brunelle may also be booked together as one large apartment.
The price includes: bed linens, hand and bath towels, fully equipped kitchen, coffee machine, kettle, refrigerator, microwave, TV, washing, drying and ironing facilities, hair dryer, cozy lounge for our guests, rental of sports equipment (hiking poles, backpacks and toboggans), weekly farm tour, information on mobility and local infrastructure, electricity and heating as well as all fees and taxes, with the exception of the local tax.
The amount of the local tax is calculated on the basis of the municipal ordinance in force at the time of your stay in the municipal area – € 2.50 per person and day (from 14 years of age).
Extra fees when staying in a holiday apartment: breakfast, final cleaning, farm products.
Discounts for children
- Children up to 2.99 years of age stay with us free of charge.
- Children up to 11.9 years pay only €15/night.
- Toddler equipment is available on request.
Pets
Pets are not allowed at the farm Formsunhof.
Booking
Please note: The booking becomes binding upon payment of a deposit for confirmation (booking security) and the sending of the booking confirmation. The deposit will not be refunded in case of cancellation.

Deposit: We are happy to receive written reservations via e-mail. The reservation becomes valid as soon as the deposit has been paid. Please state your name as the subject for the bank transfer.

The deposit will not be refunded in case of cancellation. Moreover, the cancellation policy listed below applies.
For stays of less than 4 days, we charge an extra fee.
Breakfast: When staying in an apartment, your breakfast will be charged € 18 per person.
(Free for children up to 2.99 years)
Extra charge for final cleaning: 50 €
Payment: Please pay cash on site.
Arrival & Departure
Arrival: Your accommodation is ready for you at 1 p.m. Of course, you may also arrive earlier, but you will have to wait for us to prepare your rooms. In case of delay, please inform us in good time. If you arrive on a Sunday, the apartment will be available starting from 6 p.m. or by arrangement.
Departure: On the day of departure, we kindly ask you to leave the holiday apartment by 9.00 a.m. at the latest. Other times are available on request.
Cancellations
Cancellation policy according to Art. 1382 ZGB
There is no right of withdrawal according to the Italian Consumer Protection Code. Nevertheless, we grant you a right of withdrawal under the following cancellation conditions according to Art. 1382 of the Civil Code:
Up to 3 months before the day of arrival, the reservation may be cancelled without paying a cancellation fee. Only the deposit is retained. In case of a cancellation in the period between the 3rd month and the 4th week before the agreed day of arrival, the guest is obliged to pay a cancellation fee of 70% of the total price. Within 4 weeks before arrival time the cancellation fee amounts to 90% of the total price.
In the event of a no-show or early departure, the full price for the entire booking period must be paid.
Please inform us in good time if you are planning to cancel your vacation.

We look forward to having you here.
Nevertheless, we recommend that you take out a “cancellation protection” when you book your stay. This means that the cancellation fees will be covered, and you may look forward to a carefree holiday. As a special service and to save costs, we offer you the “Red Rooster Cancellation Protection”.
